Parsippany-Troy Hills, Morris County
Parsippany-Troy Hills is Morris County's most populous municipality, with about 56,000 residents and more than 21,000 homes. Interstates 80, 280, and 287 meet here along with Routes 46, 202, 10, and 53. It borders Boonton, Mountain Lakes, Denville, Montville, Morris Plains, Morris Township, Hanover, and East Hanover. Its sections include Lake Hiawatha, Lake Parsippany, Mount Tabor, Rainbow Lakes, Intervale, Powder Mill, and Troy Hills.
Lake Hiawatha began in the 1920s as a summer community along the Rockaway River, and its cabins were later rebuilt as year-round homes. Hurricane Irene in 2011 overtopped a floodwall there, and by 2017 Morris County had funded 20 flood buyouts in the township. We buy flood-area homes as-is.
Mount Tabor began as a Methodist camp meeting in 1869. Homeowners own their houses but lease the land from the Camp Meeting Association, on perpetual leases with nominal yearly rent. Lease terms have to be handled in the title work, and some buyers hesitate. We buy Mount Tabor homes with the lease in place.
According to the Highlands Council, all of Parsippany's roughly 16,200 acres are in the Highlands Planning Area, with none in the Preservation Area. The township was formed from Hanover Township in 1928, and much of its housing came later. We buy older houses here without updates.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
