Wyckoff, Bergen County
Wyckoff is a township of about 16,600 people in northwest Bergen County, known as the Garden Town in the Garden State. It borders Allendale, Franklin Lakes, Mahwah, Midland Park, Ridgewood, Waldwick, and Hawthorne and North Haledon in Passaic County. Sicomac is one of its sections. About 30 percent of the land was farmland in 1940, and Abma's Farm and Goffle Road Poultry Farm still operate. About 90 percent of homes are owner-occupied, with a 2020 median value around $800,000.
About 30 percent of Wyckoff was farmland in 1940, and only two farms remained by 2012. Homes built as that farmland was developed are now decades old, and older homes can need roofs, systems, or kitchens buyers want updated. We buy as-is for cash.
Wyckoff became a township in 1926, replacing Franklin Township, and part of it went to Midland Park in 1931. Older deeds and records can reference Franklin Township. We work through historic records with the title company as part of closing.
Passenger rail service through Wyckoff ended in 1966, so the township has no station of its own. Buyers commuting by train look to nearby towns. A cash sale to us doesn't depend on the buyer pool, and you choose the closing date.

Questions from Wyckoff sellers
Yes. We buy as-is for cash, so you don't need to update or repair anything before selling.
Yes. We work with executors and heirs, buy the house with contents inside, and set the closing around the estate's timing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
