Wildwood, Cape May County
Wildwood sits at the center of the island it shares with North Wildwood and Wildwood Crest, facing the Atlantic, with West Wildwood across the back bay. It borders Middle and Lower Townships on the mainland side. The city took its current form in 1912, when Wildwood borough and Holly Beach City merged. Its 1.8-mile boardwalk is home to Morey's Piers. About 5,200 people lived there in 2020, and about two-thirds of its roughly 6,800 housing units were listed as vacant, while summer crowds can reach 250,000.
Wildwood has more than 200 motels built in the 1950s and 1960s, and many have been torn down for larger condominiums. Condo buildings now stand alongside older motels and houses. Condo sales bring association documents, approvals, and sometimes special assessments. We buy Wildwood condos and houses and work through the association paperwork ourselves.
Wildwood's beach, up to about 2,000 feet wide in places, protected the oceanfront during Sandy. The flooding came instead along Atlantic and Pacific Avenues, where storm drains are affected by the tide. Homes on those streets can have water history that worries buyers and insurers. We buy them in their current condition.
A Wildwood ordinance requires low bayfront bulkheads to be raised, with a target of 8 feet above NAVD 88 by 2030. Any new construction or major renovation needs a compliant bulkhead right away. Owners pay for it themselves, often tens of thousands of dollars. We buy bayfront homes without requiring you to bring the bulkhead up to code.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
