Westville, Gloucester County
Westville is a borough of about 1.4 square miles where Big Timber Creek meets the Delaware River, across from Philadelphia. It borders Deptford and West Deptford townships and Bellmawr, Brooklawn, and Gloucester City in Camden County. It was created in 1914 from parts of Deptford and West Deptford and named for Thomas West, whose house still stands. About a quarter of the borough's area is water. Routes 45, 47, and 130, I-295, and County Route 551 all pass through, and a Conrail freight line runs through town.
Big Timber Creek is tidal along its entire main stem and enters the Delaware beside Michael K. Galbraith Park in Westville. Homes near tidal water may fall in a mapped flood zone, which raises insurance costs and lender scrutiny. We buy Westville homes near the creek and river for cash, regardless of flood designation.
Passenger trains stopped in Westville in 1971, but a Conrail freight line still runs through the borough, and the planned Glassboro-Camden Line includes a Westville station. Homes beside the tracks can be harder to sell to retail buyers. We buy Westville houses near the rail line as-is.
Westville packs about 1,950 housing units into roughly one square mile of land, and the 2020 census showed a rental vacancy rate above 12 percent. Rentals and inherited homes in a market like this can need work before a retail sale. We buy with tenants in place or vacant, with no repairs required.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
