West Orange, Essex County
West Orange is a township of about 12 square miles on the Watchung Mountains, about five miles west of downtown Newark. It borders Essex Fells, Livingston, Millburn, Maplewood, Montclair, Orange, Roseland, South Orange, and Verona. Interstate 280 and Route 10 cross the township. About 48,800 people live in housing that ranges from Victorian, Jazz Age, and Tudor houses and large estates to garden apartments and postwar homes. Thomas Edison's laboratory and his home, Glenmont, are here.
Llewellyn Park, founded in the 1850s and often called one of the first planned and gated communities in the country, covers about 425 acres with roughly 175 homes and a shared 50-acre common called the Ramble. Its proprietors have met every year since 1858. Large estate houses there are costly to carry; we buy them as-is.
West Orange runs from the dense Downtown and Valley along Main Street, through the hilly First Mountain sections like Hutton Park and Gregory, to Pleasant Valley, Pleasantdale, and the Second Mountain in the west. Hillside lots can bring steep driveways and drainage work. We buy houses in every one of these areas, in any condition.
South Mountain Reservation lines the southwestern border and Eagle Rock Reservation the northeast. The 62-acre Orange Reservoir, owned by the City of Orange, sits in West Orange and has been studied as a flood-control basin for the Rahway River. Homes near the river branches can face flood questions; our cash offer does not depend on them.

Questions from West Orange sellers
Yes. We buy houses in Llewellyn Park and work through the community's gate and access arrangements as part of closing.
We factor the lot into our price, but we buy hillside homes as-is, including ones with retaining wall or drainage issues.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Essex County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
