West Milford, Passaic County
West Milford is the largest municipality in Passaic County by area, about 81 square miles and more than 40 percent of the county. It borders Bloomingdale and Ringwood; Butler, Jefferson, Kinnelon, and Rockaway Township in Morris County; Hardyston and Vernon in Sussex County; and Warwick, New York. Route 23 is the main highway. About 24,900 people live in communities such as Hewitt, Newfoundland, Oak Ridge, and Macopin, and around Greenwood Lake, Upper Greenwood Lake, and many smaller lakes.
Before World War II, West Milford was a resort area reached by train from New York City and by steamboat on Greenwood Lake. In the two decades after the war it changed to year-round residences. Houses that started as seasonal places can have additions and older systems that inspectors focus on. We buy them as they stand.
West Milford is in the Highlands preservation area, and a large part of the township is owned by the City of Newark for its Pequannock River watershed, with the Charlotteburg and Clinton reservoirs covering former villages. Those rules limit new construction and expansion. We buy existing houses without needing approval for anyone's future plans.
Beyond Greenwood Lake, an interstate lake of about 1,920 acres shared with New York, the township has Echo Lake, Pinecliff Lake, Lindy Lake, Gordon Lakes, Shady Lake, and others. Lakeside homes may have steep lots, older docks, or shoreline work a buyer's inspector will flag. We buy lake homes in their current condition.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
