West Caldwell, Essex County
West Caldwell is a township of about 5.1 square miles in the West Essex area, bordered by Caldwell, Essex Fells, Fairfield, North Caldwell, and Roseland in Essex County and East Hanover in Morris County. Bloomfield Avenue runs through the center of town, lined with locally owned shops, and County Routes 506 and 527 are the main roads. About 11,000 people live here. NJ Transit buses 29 and 71 run to Newark, and route 105 goes to the Port Authority Bus Terminal.
West Caldwell was split from Caldwell Township in 1904, taking in the older settlements of Franklin and Westville, and it became a township in 1981. Localities such as Ferncliff and Pine Brook Bridge also lie within its borders. Long-held houses in these older sections often come to heirs. We buy inherited homes with the contents left inside.
Hatfield Swamp, in the western part of the township, is a protected area where little building is allowed. Homes near protected wetlands can face limits on additions and extra permit review, which matters to buyers planning to expand. We buy the house as it is today, with no plans that need approval.
West Caldwell holds Memorial Park, Francisco Park, and part of Grover Cleveland Park, which it shares with Caldwell and Essex Fells. A house near the park lands can still need a new roof, furnace, or kitchen before a retail buyer will make an offer. We skip that step and make a cash offer on the property in its current condition.

Questions from West Caldwell sellers
Yes. We buy homes throughout the township, including near Bloomfield Avenue, in as-is condition for cash.
We consider the location in our price, but it does not stop us from buying, and there is no lender or appraisal to satisfy.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Essex County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
