Wanaque, Passaic County
Wanaque is a borough of about 9.3 square miles in northern Passaic County, with more than an eighth of its area under water. It borders Bloomingdale, Pompton Lakes, and Ringwood in Passaic County and Oakland in Bergen County. Interstate 287 runs 2.2 miles through the borough, with Exit 55 at Union and Ringwood avenues. About 11,300 people live in roughly 4,600 housing units in sections that include Haskell, Midvale, and Upper Midvale, and around lakes such as Lake Inez, Lake Washington, and Meadow Brook Lake.
Wanaque became a borough in 1918, when Pompton Township was split three ways, and it was formerly known as Midvale. Its sections include Haskell, Midvale, and Upper Midvale. A house that has been in one family since the mid-century can need a lot before it lists. We look at each property on its own and buy it in its present condition.
Wanaque was placed in the Highlands preservation area under the 2004 Highlands Water Protection and Planning Act, so it is subject to the Highlands Council's added rules. Those limits mostly affect new development and expansion. If a buyer's plans for your lot depend on approvals, the sale can stall. We buy the house that is there now.
Wanaque takes in all or part of Lake Inez, Lake Washington, Meadow Brook Lake, and Stephens Lake, and the Wanaque River runs past Back Beach Park. The Wanaque is among the Passaic basin rivers considered prone to continual flooding. Water history can complicate financing. We buy waterside homes as-is.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
