Waldwick, Bergen County
Waldwick is a borough of about 10,000 people in northwest Bergen County, bordered by Allendale, Ho-Ho-Kus, Midland Park, Ridgewood, Saddle River, and Wyckoff. Ho-Ho-Kus Brook flows south through the center of town. Route 17 crosses the borough, and Waldwick station serves NJ Transit's Main Line and Bergen County Line to Hoboken. The town grew around the Erie Railroad and was the last piece of Orvil Township, incorporated as a borough in 1919. Its housing is largely owner-occupied homes on about two square miles.
The USGS and NJDEP mapped flood-inundation areas along Ho-Ho-Kus Brook from White's Lake Dam in Waldwick through Ho-Ho-Kus to Ridgewood. Homes near the brook may sit in a flood zone, which can add insurance costs for a financed buyer. We pay cash and buy the house as it is.
Waldwick grew after the Erie Railroad opened a station, and the 1886 Waldwick station and the Erie signal tower at Waldwick Yard are both on the National Register. Rail access helps buyers, but many want move-in condition. We buy houses that need repairs or a clean-out.
Orvil Township was split into several boroughs in 1894, and Waldwick was formed from what remained in 1919. Some older deeds and records reflect that history. We handle title questions with the title company as part of a normal closing.

No. Take what you want, and we handle whatever is left after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
