South Harrison, Gloucester County
South Harrison Township is a rural township of about 16 square miles in southern Gloucester County, bordered by Harrison, Elk, and Woolwich townships and by Pilesgrove and Upper Pittsgrove in Salem County. It was created in 1883 from Harrison Township, and part of it later became Elk Township. Its communities include Harrisonville, Lincoln, Cedar Grove, and Jessups Mills. Route 45 runs through on its way between Woodstown and Mullica Hill, with County Routes 538 and 581 crossing the township. It has about 3,400 residents.
South Harrison has roughly 214 residents per square mile, and the 2010 census counted only about 1,050 housing units. With density that low, many homes sit on larger lots. If the house has a well or septic system, a buyer's lender will often require testing. We buy South Harrison homes without making those tests a condition.
Harrisonville, with its own 08039 ZIP code, and Lincoln are communities within South Harrison, alongside Cedar Grove and Jessups Mills. Older homes in these crossroads can need roofs, heating, or structural repairs. We buy them in their current condition, including houses that have sat empty after an owner passed away.
With only about a thousand homes, South Harrison sees few sales each year, so appraisers may have to reach into other towns for comparisons. That can leave a buyer's financing short on a dated or unusual property. Because we pay cash, there is no appraisal contingency in our offer.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
