Somerdale, Camden County
Somerdale is a borough of about 1.4 square miles bordered by Cherry Hill, Voorhees, Lindenwold, Stratford, Hi-Nella, Magnolia, Lawnside, and Gloucester Township. It was created from Clementon Township on April 23, 1929, the same day as Hi-Nella, Lindenwold, Pine Hill, and Pine Valley. The White Horse Pike runs through it from the Magnolia line to Stratford, and Sterling High School, a regional high school, is located here. The 2020 census counted about 2,400 homes and 5,600 residents.
Somerdale's population rose about 8 percent from 2010 to 2020, while its homeowner vacancy rate stayed around 2 percent. Houses that have been owned for many years may need updates before they would show well. Rather than renovate to compete with newer listings, you can sell to us as-is and skip the repairs.
U.S. Route 30 runs the length of Somerdale between Magnolia and Stratford, and NJ Transit buses 403 and 451 serve the borough. Houses fronting the Pike or close to its businesses tend to draw fewer retail buyers than homes on side streets. We make cash offers on these houses and close on the date you choose.
Somerdale's rental vacancy rate was about 6 percent in 2020. If you own a rental here with a tenant who is behind or a lease you no longer want to manage, a traditional sale usually means waiting for the unit to empty. We buy occupied rentals and take over the tenant relationship at closing.

Questions from Somerdale sellers
Yes. We buy houses that need major systems replaced and factor those costs into our offer, so you do not have to pay for repairs before closing.
Once title is clear we can usually close in a few weeks. If you need time to move or settle an estate, we can set a later date.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Camden County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
