Ringwood, Passaic County
Ringwood is a borough of about 28.5 square miles in the Ramapo Mountains of northern Passaic County, split by the Wanaque Reservoir. It borders Bloomingdale, Wanaque, and West Milford, Mahwah and Oakland in Bergen County, and Tuxedo, Warwick, and Ramapo in New York. No state or federal highway runs through it; Greenwood Lake Turnpike and Skyline Drive are the main roads, and the borough has no sidewalks or streetlights. About 11,700 people live in roughly 4,400 housing units, many near lakes such as Cupsaw, Skyline, and Erskine.
Ringwood has private lake communities at Stonetown, Cupsaw Lake, Erskine Lakes, and Skyline Lakes, each charging annual and initiation fees. Fees, membership transfers, and older lakeside construction can slow a conventional sale. We buy lake-community homes as they are and work through the association paperwork at closing.
All of Ringwood is in the Highlands preservation area, and Ringwood State Park, Norvin Green State Forest, and Tranquility Ridge Park cover large parts of the borough. Those rules limit new development, which narrows what some buyers can do with a property. We make our offer on the existing house, not on what could be built.
Iron mining ran here from the 1700s until the Great Depression, and old shafts, pits, and landfills remain. Part of that land is the Ringwood Mines landfill site, put back on the Superfund list in 2006. Homes near former mine land can draw environmental questions from lenders. We buy without financing contingencies.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
