Pompton Lakes, Passaic County
Pompton Lakes is a borough of about 3.2 square miles, much of it in a valley where the Ramapo, Pequannock, and Wanaque rivers meet. It borders Bloomingdale, Wanaque, and Wayne in Passaic County, Oakland in Bergen County, and Riverdale and Pequannock in Morris County. Interstate 287 and the Paterson-Hamburg Turnpike run through town. About 11,100 people live in roughly 4,300 housing units around the downtown, Federal Hill, Pompton Lake, and Lake Inez.
Much of Pompton Lakes is prone to flooding, most recently during Hurricane Irene in 2011, and the Ramapo, Pequannock, and Wanaque are among the Passaic basin rivers considered prone to continual flooding. Flood history and insurance costs scare off many retail buyers. We buy homes in the flood-prone parts of town as-is.
DuPont's Pompton Lakes Works operated here from 1905 until 1994. A 2018 series in The Record reported that ground and water pollution from the former munitions plant affected hundreds of nearby homes. Buyers and lenders often ask about that history. We buy homes near the former plant for cash, without financing contingencies.
Pompton Lakes became Passaic County's first borough in 1895. An ironworks on the Ramapo River, at the site of today's Pompton Lake dam, made munitions for several wars. When a long-held house passes to heirs, the clean-out and repairs can take months. We buy inherited houses with the contents left inside.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
