Point Pleasant Beach, Ocean County
Point Pleasant Beach sits at the northern end of the Barnegat Peninsula by the Manasquan Inlet and is the northernmost Ocean County town facing the Atlantic. It borders Point Pleasant and Bay Head, with Brielle and Manasquan in Monmouth County to the north. Route 35 runs through the borough, Route 88 ends at its southwest edge, and NJ Transit's North Jersey Coast Line stops at the Arnold Avenue station. Incorporated from Brick Township in 1886, it has about 3,400 housing units, many used seasonally.
Sandy destroyed nearly 2,800 feet of the boardwalk in 2012. Afterward a seawall went up, and owners rebuilding homes had to elevate them on pilings above Sandy's surge height. Houses that were never raised can be hard for buyers to insure or finance. We buy elevated and unelevated homes in their current condition.
The roughly one-mile boardwalk runs from the Manasquan Inlet to New Jersey Avenue, with Jenkinson's rides, aquarium, and arcades in the middle. About 40 percent of the borough's housing units were vacant at the 2020 census, a sign of seasonal use. Selling a summer rental means working around bookings; we buy rental properties with leases in place.
Rail service reached Point Pleasant Beach in 1880, and the first permanent boardwalk went up in 1915. Houses from the town's early decades can carry dated wiring, plumbing, and foundations that inspectors flag. The station still runs trains to Newark, Hoboken, and New York Penn. We buy older homes as-is, with no repairs required.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
