Pine Hill, Camden County
Pine Hill is a hilly, wooded borough of about 10,700 residents bordered by Berlin, Clementon, Lindenwold, Gloucester Township, and Winslow. It split from Clementon Township in 1929, was once known as Mont Ararat or Clementon Heights, and in 2022 absorbed the tiny borough of Pine Valley and its private golf club, the first municipal merger in New Jersey since Princeton's. County Route 534 is the only significant road through town, and the 2020 census counted about 4,600 homes.
Since January 1, 2022, the former Borough of Pine Valley, a gated enclave of fewer than two dozen houses inside the Pine Valley Golf Club, has been part of Pine Hill. Houses there sit behind the club's gates, which can complicate a typical listing and showings. We can review any Pine Hill property, including former Pine Valley homes, and discuss a cash purchase.
Trump National Golf Club Philadelphia sits on about 365 acres owned by the borough, developed as a tax-exempt redevelopment project in the late 1990s; the club pays the borough rent instead of property taxes. Homes near the course and its traffic sell in a different way than interior streets. We buy houses throughout Pine Hill as-is.
Pine Hill sits higher than most of the area, at about 174 feet, and the Inquirer has described its hilly, wooded neighborhoods. Sloped lots and tree cover can mean drainage, retaining-wall, or roof and gutter issues that buyers' inspectors flag. We buy without inspection contingencies, so those findings do not reopen the price.

Questions from Pine Hill sellers
Pine Hill is not on the Pinelands Commission's list of municipalities in the state Pinelands Area, though neighboring Winslow and Berlin are. Either way, we buy Pine Hill homes for cash in their current condition.
Yes. We buy houses with water, grading, and foundation issues as-is, and we take on the repair costs ourselves after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
