Pine Beach, Ocean County
Pine Beach is a borough of about two-thirds of a square mile in Ocean County, bordered by Beachwood and Berkeley Township and part of the Toms River watershed. U.S. Route 9 runs along part of its border with Berkeley, and NJ Transit's 559 bus connects it to Atlantic City. Incorporated from Berkeley Township in 1925, it had just 72 residents in 1930 and about 2,140 in 2020, living in roughly 930 housing units. For six decades the borough was home to Admiral Farragut Academy.
Admiral Farragut Academy opened in Pine Beach in 1933, and its cadets learned to sail on the Toms River. The campus closed in 1994 for financial reasons, and the school now operates only in Florida. Houses in a borough that has been settled this long often come with older wiring, plumbing, and heating that buyers' inspectors flag. We buy them as-is.
The 2020 census counted 931 housing units and 840 households in Pine Beach, with a homeowner vacancy rate of 2 percent and a rental vacancy rate under 1 percent. Few homes change hands in a borough this size. If you need to sell without listing, staging, or open houses, we can make a direct cash offer.
Pine Beach is one of 11 Ocean County municipalities in the Toms River watershed, and the river was the academy's sailing water. Homes near the river can raise flood-zone questions for buyers who need a mortgage and insurance. We buy for cash, so a lender's flood-insurance requirements don't delay closing.

Questions from Pine Beach sellers
Yes. We buy homes with dated systems, deferred maintenance, or unfinished projects, and you don't need to fix anything before closing.
No. We can buy a rented house with the tenants in place and handle the lease after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
