Pequannock, Morris County
Pequannock Township sits in the Pompton River valley in northeastern Morris County, bordered by Riverdale, Kinnelon, Lincoln Park, and Pompton Lakes and Wayne in Passaic County. Route 23 runs along its eastern edge, and Interstate 287 clips the northwest corner. Most of the township is Pompton Plains, with Old Pequannock to the south. About 15,600 people live here, in roughly 6,800 homes.
The Pompton and Pequannock rivers form the township's eastern border. Hurricane Irene in 2011 flooded about 1,100 homes, roughly 40 percent of the township, and Harrison Road floods more than anywhere else. We buy flood-prone homes as-is, without repairs or elevation work.
About 87 flood-prone homes, mostly on Harrison Road, Pequannock Avenue, and Riverside Drive, have been bought and demolished with FEMA and county funds. The township's newer focus is elevating homes. In the south, some former vacation bungalows became year-round houses. We buy homes with flood history as they are.
Pequannock dates to 1740 and was once Morris County's largest township. Jefferson, Rockaway, Montville, Kinnelon, Lincoln Park, Riverdale, and others were carved from it. The old Pompton Plains station, built in 1872, is now the township museum. We buy older houses here without updates.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
