Ocean Gate, Ocean County
Ocean Gate is a small borough of about half a square mile in Ocean County, bordered by Berkeley Township, with roughly 17 percent of its area made up of water. No interstate, U.S., or state highway enters the borough; County Route 625 and other county roads carry traffic in. The town began as cottages built by visitors along the Pennsylvania Railroad line at a spot called Good Luck Point, and it was incorporated from Berkeley Township in 1918. About 1,930 people lived there in 2020.
Ocean Gate grew from cottages that visitors put up along the Pennsylvania Railroad line at Good Luck Point. Houses that started as seasonal cottages and were later enlarged often have additions, foundations, and systems of very different ages. We buy these homes as-is, so you don't have to sort out every past alteration or old permit before selling.
The borough's listed elevation is about 7 feet, and it is one of 11 Ocean County municipalities in the Toms River watershed. Low ground close to water usually means flood-zone status matters to buyers and their lenders. We pay cash, so mortgage-driven flood-insurance requirements don't hold up our purchase.
About 1,930 residents live in Ocean Gate's roughly half square mile, a density above 4,000 people per square mile in 2020. In a town this compact, there is often little room to expand or raise a house, which limits what some buyers can do with it. We make offers based on the house and lot as they are today.

Questions from Ocean Gate sellers
Yes. We buy converted cottages with additions and older systems as they stand, without inspection lists or repair requests.
We look at the flood-zone status when we price the house, but we buy for cash, so a buyer's flood policy or lender approval isn't a condition of the sale.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
