Oakland, Bergen County
Oakland is an 8.8-square-mile borough in northwest Bergen County, bordered by Franklin Lakes and Mahwah, and by Pompton Lakes, Ringwood, Wanaque, and Wayne in Passaic County. The Ramapo River runs through it, Interstate 287 has exits 57 and 58, and Route 208 and U.S. 202 (Ramapo Valley Road) serve the downtown. Part of Ramapo Mountain State Forest lies in the borough, which is within the Highlands preservation area. Oakland has about 4,600 homes.
About 1.2 square miles of Oakland sits in the FEMA 100-year flood zone, mainly along the Ramapo River. The borough flooded in 2007, 2010, and twice in 2011, when Irene set the flood of record. Repairs reaching half a home's value trigger new-construction rules in the floodplain. We buy flood-zone houses as-is.
From the 1940s through the late 1960s, a summer bungalow colony grew in a West Oakland valley along the Ramapo River, and one resort, Pleasureland, is now part of Great Oak Park. Houses that began as seasonal cottages can have small footprints, older systems, or additions without full records. We buy them without inspections or repairs.
Oakland is within the Highlands preservation area under the 2004 Highlands Act, and Ramapo Mountain State Forest is reached from Skyline Drive. The 1748 Van Allen House, a stop for Washington's troops, sits in town. Buyers planning additions may face Highlands questions. We buy the house as it stands today.

Questions from Oakland sellers

Yes. We buy smaller and older homes in any condition and handle the title and permit questions as part of closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
