Newark, Essex County
Newark, the Essex County seat, sits where the Passaic River meets Newark Bay, rising from sea level in the east to about 230 feet in the west. With about 311,500 residents on roughly 24 square miles of land, it is divided into the North, South, East, West, and Central wards, with neighborhoods such as the Ironbound, Forest Hill, Vailsburg, Weequahic, and University Heights. The city is home to Newark Liberty International Airport, Port Newark, Rutgers–Newark, and NJIT.
In the Ironbound, about 60 percent of the real estate is two- and three-family houses, many with tile details and aluminum siding, alongside converted factory lofts and newer condos. Selling a multi-family with tenants in place is hard on the retail market, where buyers often want units delivered empty. We buy occupied Newark multi-families and take over the leases.
Starting in 2019, Newark replaced more than 20,000 lead water service lines, and by late 2021 only a few hundred remained, mostly at buildings that had been hard to access. Public money covered the work, so homeowners were not billed. If you are unsure whether your line was replaced, that does not affect our offer.
Forest Hill, in the North Ward beside Branch Brook Park, was built up with large homes from the 1870s to the 1920s in Victorian, Colonial Revival, Tudor, and other styles, and its northern part is a historic district. Big, century-old houses carry big maintenance costs. We buy them as-is, including estate properties full of belongings.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
