New Milford, Bergen County
New Milford is a borough on the Hackensack River, bordered by Bergenfield, Dumont, Oradell, River Edge, and Teaneck. River Road, Madison Avenue, Milford Avenue, and Henley Avenue are its main roads, and the Pascack Valley Line stations are just across the river in River Edge. Formed in 1922 from the last of Palisades Township, the borough includes the old communities of New Bridge, Old Bridge, and Peetzburgh. It has about 16,900 residents and 6,400 homes.
The Hackensack reached a record 12.36 feet in April 2007 and 11.84 feet during Irene in 2011, when more than 200 people were evacuated by boat from Columbia, Harvard, and Pine streets, Henley Avenue, and nearby blocks. Floyd brought high water in 1999 as well. Flood history scares off many buyers; we buy as-is.
New Milford sits downstream of the Oradell Reservoir dam. During Irene, the reservoir rose two feet above the dam, which worsened flooding in New Milford and Oradell. Homes in a mapped flood zone usually need flood insurance when a buyer has a mortgage. We pay cash, so there is no lender requirement to meet.
New Bridge Landing, shared with River Edge and Teaneck, marks the Hackensack River crossing where Washington's troops retreated. New Milford's roots in New Bridge and Peetzburgh go back well before the borough itself. Older houses in town can carry outdated systems or past flood repairs, and we buy them without inspections or repairs.

Questions from New Milford sellers
Yes. We buy houses with flood history, including those with repairs still unfinished, and we don't need you to fix anything first.
No. Those are usually lender requirements, and our cash purchase doesn't involve a lender.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
