We buy houses in any condition in Neptune Township, Neptune City, and Ocean Grove — no agent, no commission, no repairs, no cleanout. We cover the New Jersey realty transfer fee and close on the date you pick.
Neptune, Monmouth County
Neptune sits on the shore between Asbury Park and Bradley Beach, and it is really two towns: Neptune Township, which includes Ocean Grove, Shark River Hills, and the neighborhoods along Routes 33 and 35, and Neptune City, a separate borough with its own tax office and inspections. We buy in both, about half an hour up the Parkway from our Toms River office.
Most Ocean Grove homes sit on land leased from the Ocean Grove Camp Meeting Association rather than owned outright. The lease transfers with the house, and the title work has to account for it. Some buyers and lenders shy away from that. Ocean Grove is also a historic district, so exterior work needs approval first, which slows any pre-sale renovation. We buy Ocean Grove homes as they are, with the lease in place.
Neptune has a lot of older two-family houses and homes converted into rental units. Rental registration, inspections between tenants, and units that were never approved can stall a normal sale. We buy rentals as-is, with or without tenants in place.
Homes near the Shark River, Fletcher Lake, and Wesley Lake took on water during Sandy and later storms. Open permits, unfinished elevation work, and flood-insurance questions often scare off retail buyers. We buy the house in the condition it is in today.

Questions from Neptune sellers
Both. Neptune Township, including Ocean Grove and Shark River Hills, and the Borough of Neptune City are separate towns, and we buy in each.
Yes. Most Ocean Grove homes sit on land leased from the Ocean Grove Camp Meeting Association. The lease transfers with the house, and we handle that in the title work.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. Our office is in Toms River, about half an hour from Neptune, and we buy across Monmouth and Ocean counties. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
