Montclair, Essex County
Montclair is a township of about 6.2 square miles on the east side of the First Watchung Mountain, with views of the Manhattan skyline from its higher streets. It borders Bloomfield, Cedar Grove, Glen Ridge, Orange, Verona, and West Orange in Essex County and Clifton and Little Falls in Passaic County. About 41,000 people live here. NJ Transit's Montclair-Boonton Line has several stations in town, and commercial centers include Montclair Center, Upper Montclair, Watchung Plaza, and Walnut Street.
Montclair has six historic districts on the national and state registers and 92 individually listed landmarks. In local historic districts, exterior alterations, additions, and demolition need a Certificate of Appropriateness, while interior work and painting do not. Buyers who plan exterior changes must factor in that review. We buy as-is, with no renovation plans you need approved first.
Montclair split from Bloomfield in 1868, partly so a second railroad could reach the area, and its neighborhoods still cluster around stations such as Bay Street, Walnut Street, Watchung Avenue, Upper Montclair, Mountain Avenue, and Montclair Heights. We buy homes near each of them, along with houses in the South End and Frog Hollow.
Much of Montclair was built out on the slope of the First Watchung Mountain, with architecture that includes work by Charles Follen McKim and Charles A. Platt. Older houses on hillside lots can carry aging systems, retaining walls, and drainage issues that make retail buyers nervous. We buy the property in its current condition.

Questions from Montclair sellers
No. Historic review applies to exterior work, not to the sale. We buy the house as it stands and take on any future approvals ourselves.
Yes. We buy homes throughout Montclair, including Upper Montclair, Watchung Plaza, Walnut Street, the South End, and Montclair Center.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
