Mine Hill, Morris County
Mine Hill is a three-square-mile township just west of the center of Morris County, bordered by Dover, Randolph, Roxbury, and Wharton. U.S. Route 46 is its main road, with Interstate 80 and Route 10 a short drive away in neighboring towns. The township was carved out of Randolph in 1923 and is mostly residential, with about 4,000 residents and roughly 1,400 homes spread across its hills.
Mining in Mine Hill goes back to the early 1700s, and the Dickerson Mine supplied much of the iron ore used in the Revolutionary War. The last mine closed in the late 1960s. Many houses here have decades of owners, additions, and repairs behind them. We buy them as they stand, without asking you to sort out every old project first.
According to the Highlands Council, all of Mine Hill's roughly 1,900 acres are in the Highlands Planning Area, none in the Preservation Area, and conformance with the regional plan is not required here. That is one less question for a buyer, but the usual hurdles remain: inspections, appraisals, and repair requests. A cash, as-is sale skips those steps.
Mine Hill has no train station of its own, but NJ Transit's Dover station next door offers Midtown Direct service to New York Penn Station and Hoboken. Commuter buyers who want that access often want a move-in-ready house. If yours needs updating, an as-is cash sale avoids waiting for the right retail buyer.

Questions from Mine Hill sellers
No. The Highlands Council lists the whole township in the Planning Area, with no Preservation Area land. We buy Mine Hill houses as-is either way.
No. We buy for cash in the current condition, so you don't need to make repairs, clean out, or stage the house.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
