Middle, Cape May County
Middle Township covers about 83 square miles at the center of Cape May County, from the Delaware Bay to the back-bay marshes behind Stone Harbor and the Wildwoods. The Garden State Parkway runs more than 11 miles through it, along with Route 9, Route 47, and Route 147. Its Cape May Court House section is the county seat, and other sections include Rio Grande, Whitesboro, Burleigh, Goshen, Green Creek, and Del Haven. The 2020 census counted about 20,400 residents, the township's highest count ever.
Cape May Court House is home to county government and Cooper University Hospital Cape Regional, the only hospital in Cape May County. That gives the township a year-round housing market, unlike the island towns. Buyers using a mortgage can be required to fix inspection items before closing. We buy as-is, so a failed inspection item doesn't hold up your sale.
Water makes up about 15 percent of Middle Township, from the Delaware Bay shore to Jenkins Sound on the ocean side. Homes on low ground near the marshes can fall in flood zones, which changes insurance costs and some buyers' financing. We look at the property as it is and make an offer without asking you to elevate or repair it first.
The Pinelands Commission lists Middle Township as within the Pinelands National Reserve, though not in the core Pinelands Area. Land-use reviews mostly affect new building and subdivision, which can slow a buyer who wants to expand or split a lot. We buy existing homes and land without needing those plans approved first.

Questions from Middle sellers
Rio Grande is listed as a community in both townships, so check your tax bill to see which one collects your taxes. We buy in either one.
Yes. Once you have authority to sell, we can sign a contract and close on your schedule, buying the house as-is with its contents.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
