Maplewood, Essex County
Maplewood is a township of about 3.9 square miles bordered by West Orange and South Orange to the north, Newark and Irvington to the east, Union Township to the south, and Millburn to the west, with South Mountain Reservation along its northwest edge. Maplewood station on NJ Transit's Morristown Line and Gladstone Branch gives direct service to New York Penn Station. About 25,700 people live here, mostly in long-established residential streets around Maplewood Village, Hilton, Jefferson Village, and Valley View.
Farms in Maplewood were subdivided for housing starting in 1868, and builder Edward Balch put up 176 homes, earning the title Father of Maplewood. The township was created in 1861 as South Orange Township and renamed Maplewood in 1922. Many houses date back a century or more. We buy them without asking you to modernize first.
The East Branch of the Rahway River runs through Maplewood. During Hurricane Irene in 2011, a Dunnell Road resident was evacuated, basements flooded across town, and the river reached backyards near Dunnell and Jefferson. Homes with that history can face flood-insurance and inspection questions from buyers. We buy with cash and account for the history in our price.
Maplewood grew from three settlements: Jefferson Village, which became the downtown known as the village; North Farms, later Hilton, once a stagecoach stop; and South Orange. The downtown layout has changed little since the 1950s. We buy homes across all of these sections, from near the train station to the Irvington and Union borders.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
