Manville, Somerset County
Manville is a borough of about 2.5 square miles where the Millstone River meets the Raritan, bordered by Bridgewater, Hillsborough, and Franklin Township. No interstate, U.S., or state highway enters the borough; Main Street, County Route 533, is the main road, and three freight lines meet at Port Reading Junction. Manville has about 4,300 housing units and takes its name from the Johns-Manville Corporation, which ran a large manufacturing plant here for decades.
Manville has flooded again and again. Hurricane Floyd in 1999 put 12 to 17 feet of water in parts of the borough, and Hurricane Ida in 2021 pushed the Raritan to a record 27.66 feet and flooded most of town. Doria in 1971, the 2007 nor'easter, and Irene in 2011 also did damage. We buy flood-damaged Manville homes as-is, gutted or not.
Lost Valley, in eastern Manville, sits on the natural floodplain between the Raritan and Millstone and is mostly cut off from the rest of town by railroad tracks, reached by the Kyle Street tunnel and the Bridge Street bridge. Doria destroyed many homes there in 1971. Buyers often hesitate over flood insurance and elevation questions. We make cash offers on Lost Valley homes.
Beyond Lost Valley, the northern Raritan section and the Millstone section also flood when the rivers overflow, and Royce Brook backs up onto southern Main Street. Flooding starts at 14 feet on the river gauge. Homes with past water damage, open permits, or unfinished repairs are hard to finance. We buy them in their current condition and close on your timeline.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
