Mantoloking, Ocean County
Mantoloking is a small borough on the Barnegat Peninsula, the barrier strip between Barnegat Bay and the Atlantic, bordered by Bay Head, Brick Township, and Point Pleasant. Route 35 runs the length of town, and the Mantoloking Bridge carries County Route 528 across the bay to the mainland. Incorporated from Brick in 1911, it counted 331 year-round residents in 2020, while the 2010 census found about 535 homes, many of them summer houses, including older cottages designed by architect Stanford White.
Sandy's surge damaged about 90 percent of Mantoloking's properties in 2012 and cut a breach between the bay and ocean near Herbert Street. More than 50 homes had to be demolished, and Route 35 through town stayed closed until February 2013. Rebuilt houses and damaged ones alike can carry elevation, permit, and flood-insurance questions for buyers. We buy oceanfront and bayfront homes as they stand.
Mantoloking is grouped with Bay Head as part of the shore's "Gold Coast," and some of its older summer cottages were designed by Stanford White. Older shore houses can need structural, mechanical, and storm-hardening work before a lender-financed buyer will close. We make cash offers on these homes without asking you to renovate them first.
The 2010 census counted 535 housing units in Mantoloking but only 162 year-round households, so most houses are second homes. When a summer house passes through an estate to several heirs living in different places, coordinating repairs and showings is hard. We buy inherited shore homes as-is and can close on a timeline that works for the estate.

Questions from Mantoloking sellers
Yes. We buy storm-damaged and partly repaired homes in their current condition, and open permits or unfinished work don't stop us from making an offer.
Yes. We can view and buy the house any time of year, and you can leave furnishings behind if you prefer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
