Mansfield, Warren County
Mansfield Township covers about 30 square miles of central Warren County southwest of Hackettstown. It borders Hackettstown, Independence, Liberty, Oxford, and Washington Township in Warren County, Lebanon Township in Hunterdon, and Washington Township in Morris. Route 57 runs nearly eight miles through its south and Route 31 passes briefly through the west; there are no interstates. About 7,800 people lived there in 2020, the township's highest census count, in places such as Port Murray, Anderson, Beattystown, Rockport, Karrsville, and Stephensburg.
Mansfield's housing stock grew from about 2,400 units in 2000 to about 3,300 in 2010, and its 2020 population was the highest the township has recorded. That mix of older village homes and newer construction means conditions vary widely from street to street. We buy Mansfield houses whether they were recently built or are decades overdue for updates.
Mansfield includes Rockport, near the site of the 1925 Rockport wreck, when debris from a heavy rainstorm derailed a train and killed 50 people. Norfolk Southern's Washington Secondary still runs through the area south of Hackettstown. Homes near rail lines or low ground can face buyer hesitation and flood questions. We buy those homes as they are, for cash.
Port Murray, a village of about 230 residents in 2020, lends its name and 07865 ZIP code to the township's mail. Older village homes and farmhouses can have layouts and systems that retail buyers want changed before they commit. We buy them in their present condition and can close on the date you choose.

Yes. We work with executors and heirs, can sign while the estate is being settled, and handle the clean-out after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
