Manchester, Ocean County
Manchester Township covers about 82 square miles of western Ocean County, bordered by Jackson, Toms River, Berkeley, Lacey, and Plumsted, with Pemberton and Woodland townships in Burlington County on its west side. It completely surrounds the borough of Lakehurst and contains Lakehurst Naval Air Station, site of the 1937 Hindenburg disaster. Most homes sit in planned communities such as Crestwood Village, Leisure Village West, Leisure Knoll, Cedar Glen Lakes, Cedar Glen West, and Pine Lake Park, with Routes 70 and 37 and County Routes 530 and 539 crossing town.
Crestwood Village in Whiting was developer Michael Kokes's first active adult community, begun in 1964, and Leisure Technology built the Leisure Villages in the township. Selling in these communities can mean association rules, approval steps, and a smaller pool of buyers. When a house has to be sold after a death or a move, we buy it as-is for cash and work through the community's process.
Pine Lake Park is the township's largest development, built around a man-made lake created in the 1970s. Manchester grew from about 7,550 residents in 1970 to nearly 28,000 in 1980, so a large share of its houses date from that building wave. Homes of that age often still have original roofs, windows, and heating systems. We buy them without repairs or updates.
Manchester's nickname is "The Great Pine City," and the township appears on the New Jersey Pinelands Commission's list of Pinelands municipalities. Pinelands land-use rules can limit what a new owner is allowed to add or build on a lot. We buy Manchester houses for what they are now, so the sale doesn't depend on a buyer's plans for expansion.

Questions from Manchester sellers
Yes. We buy homes in Manchester's planned communities as-is for cash, and we work through the community's resale requirements as part of closing.
No. We buy dated houses with original kitchens, baths, and systems, and you don't have to clean out or repair anything before we close.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
