Lumberton, Burlington County
Lumberton Township covers about 13 square miles between Mount Holly, Eastampton, Hainesport, Mount Laurel, Medford, and Southampton. It was formed in 1860 and named for its early lumber trade, when pitch pine was shipped to Philadelphia. About 12,800 people live here. Route 38 is the main east-west road and County Route 541 the main north-south road, and Flying W Airport sits southwest of the town center. The Rancocas Creek runs through the old village along Main Street, and Eayrestown and Fostertown are among its named places.
In June 2019, the Rancocas Creek flooded Lumberton, with water almost waist-deep in places and residents pumping out basements along Main Street. One resident said the 2004 flood was worse. Homes with repeated basement water often need mold, mechanical, or foundation work. We buy them in their current condition.
After Hurricanes Irene and Sandy, some Lumberton homes were raised with FEMA money; one elevated about five feet stayed dry in 2019. Homes with elevation work, open permits, or unfinished mitigation can confuse buyers and lenders. We buy them as they stand, finished or not.
Beyond the Main Street village, Lumberton includes named places such as Eayrestown and Fostertown, along with a preserved farm of about 230 acres and the Flying W Airport. Homes on larger lots can come with outbuildings and years of belongings to clear out. We buy them without asking for a clean-out.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
