Lower, Cape May County
Lower Township covers about 31 square miles at the southern end of the Cape May peninsula. It wraps around Cape May, West Cape May, and Cape May Point, and its Diamond Beach section sits on the island next to Wildwood Crest. The Garden State Parkway ends here at Route 109, the Cape May–Lewes Ferry leaves from North Cape May, and Cape May Airport is in the township. Its sections include Villas, North Cape May, Erma, Town Bank, Cold Spring, and Diamond Beach. About 22,000 people lived there in 2020.
Lower Township is really a group of communities. Villas had about 9,100 residents in 2020, North Cape May about 4,000, Erma about 2,000, and Diamond Beach about 200. Each section has its own kind of housing and its own buyers. We look at your specific street and section, not a township-wide average, when we make an offer.
Villas is the township's largest section, with about 5,900 housing units in 2020. Only about 35 percent were listed as vacant, far fewer than on the barrier islands, so many homes are lived in all year or rented long-term. We buy owner-occupied houses and rentals, including homes with tenants in place.
The township's flood information page sends owners to FEMA's flood-map lookup and tells them to use their elevation certificate with tide predictions. On the bay side and in Diamond Beach, flood-zone status can change what a buyer pays for insurance. We don't make our offer depend on a flood-insurance quote or new elevation work.

Questions from Lower sellers
No. Diamond Beach is a section of Lower Township, even though it sits on the same island just south of Wildwood Crest. We buy homes and condos in Diamond Beach as well as on the mainland.
Yes. We buy rentals with tenants in place and take over the lease, so you don't need to empty the house before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Cape May County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
