Long Branch, Monmouth County
Long Branch is an oceanfront city of about 31,700 people between Monmouth Beach and Deal, with Oceanport, West Long Branch, and Ocean Township inland. It grew as a 19th-century resort where several presidents summered, and today it mixes oceanfront mid-rises and Pier Village with older neighborhoods such as Elberon, the West End, North Long Branch, Branchport, and Pleasure Bay. Two North Jersey Coast Line stations, Long Branch and Elberon, serve the city, and the 2020 census counted about 14,900 housing units.
Long Branch used eminent domain to redevelop older beachfront blocks. Homeowners in the Marine Terrace, Ocean Terrace, and Seaview Avenue (MTOTSA) area fought condemnation until a 2009 settlement barred the city from taking their homes. Redevelopment zones can still mean extra rules and uncertainty for buyers. We buy homes in and around redevelopment areas without waiting on the city's plans.
Hurricane Sandy brought flooding and power outages in 2012 and damaged the boardwalk, which was rebuilt and reopened in 2016. Homes near the ocean and the Shrewsbury River side of the city can carry flood-insurance costs and storm repairs that make financed buyers hesitate. We buy houses in their current condition, damage and all.
About 17 percent of the city's roughly 14,900 housing units were vacant at the 2020 census. An empty house still costs taxes, insurance, and upkeep, and an older one left closed up can develop leaks or pests. We buy vacant and inherited Long Branch homes as-is, including whatever is still inside.

Questions from Long Branch sellers
Yes. We buy older Long Branch homes that need roofs, wiring, plumbing, or full renovations. We pay cash as-is, so you do not have to fix anything first.
No. We buy occupied rentals and take over the existing tenancies, so you do not have to handle move-outs before the sale.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
