Lodi, Bergen County
Lodi is a borough of about 26,000 people along the Saddle River, bordered by Garfield, Hackensack, Hasbrouck Heights, Maywood, Rochelle Park, Saddle Brook, South Hackensack, and Wood-Ridge. Route 17, U.S. 46, and Interstate 80 all pass through. Named for the Italian city, Lodi was incorporated in 1894 and grew around mills on the river, which were later replaced by dye and chemical plants. Felician University is here, and the borough has about 10,400 homes.
Parts of Lodi flood in heavy rain. In January 2024 the Saddle River overflowed onto Money and Sidney streets, with at least 35 rescues, and one family said it was about the fifth time since 1999. The state runs a program to buy flood-prone homes, but residents have called it slow. A direct as-is cash sale is another option.
Lodi's textile mills gave way to dye and chemical factories after the 1940s, and deadly explosions hit the Mallinckrodt plant in 1973 and the Napp Technologies plant in 1995. Residential properties in Lodi are also among those affected by thorium contamination from the former Maywood Chemical Works. Environmental history can make lenders cautious; we buy without financing.
Route 17, U.S. 46, and Interstate 80 all cross Lodi, and NJ Transit buses run to the Port Authority Bus Terminal. Houses that back onto highway frontage or commercial strips can sit longer with retail buyers. We look at each property for what it is and can close within weeks.

Questions from Lodi sellers
Yes. We buy houses with repeat flood history as-is, and we don't need you to make repairs, pass an inspection, or carry flood insurance to close.
That is your call, and some owners do pursue it. If you need a firm date and price now, our cash offer is a faster alternative you can compare it against.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
