Livingston, Essex County
Livingston is a township of about 14 square miles in southwestern Essex County, bordered by Roseland, West Orange, Millburn, and, across the Passaic River on its western edge, Florham Park and East Hanover. Interstate 280, Route 10, and Eisenhower Parkway carry traffic through town. About 31,000 people live here. Settled from Newark around 1699 and incorporated in 1813, Livingston stayed rural until housing developments after World War II drove rapid growth.
Most of Livingston's growth came from housing developments built after World War II, and the population passed 30,000 by 1970. Many of those houses are now 55 to 75 years old. Original kitchens, baths, heating systems, and roofs tend to show up in a buyer's inspection. We buy these homes as-is, so you can skip the updates.
Livingston includes localities such as Cedar Ridge, Cheapside, Moorehoustown, Northfield, Washington Place, and West Livingston, along with the Route 10 corridor and Livingston Town Center. We buy single-family homes in every one of these areas, whether the house was recently updated or has not been touched in decades.
Cooperman Barnabas Medical Center, formerly Saint Barnabas, moved to Livingston from Newark in 1964 and now has about 597 beds on the south side of town near West Orange and Millburn. Sellers moving for work, care, or family often need a set closing date. We let you choose the date and handle the paperwork.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
