Linwood, Atlantic County
Linwood is a city of about 7,000 people on the mainland between Northfield and Somers Point, with Egg Harbor Township to the west. U.S. Route 9 runs almost 2.5 miles through town, and the Garden State Parkway and Atlantic City Expressway are just outside. The eastern side of town ends in marsh, with a dock on Sod Thorofare at Seaview Avenue and Patcong Creek at the west end of Hamilton Avenue. Only about 6% of its housing units were vacant in 2020.
The area was called Leedsville until 1880, when the post office required a new name. Linwood became a borough in 1889, carved from Egg Harbor Township, and a city in 1931. Homes that have stayed in one family for decades are often updated piece by piece. We buy long-held Linwood homes, including estate properties, without clean-outs or repairs.
Linwood's east side meets marsh and Sod Thorofare, and Patcong Creek touches its western end. Homes nearer the water may sit in flood zones that require flood insurance for buyers with mortgages. We pay cash, so a flood-zone designation doesn't hold up our purchase.
The 2020 census put Linwood's homeowner vacancy rate at 1.5% and its rental vacancy rate at 1.2%, so few homes sit empty. In a market like that, buyers often expect move-in-ready houses, and a dated or damaged one can linger. We buy as-is and give you a firm cash price.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
