Lavallette, Ocean County
Lavallette is a borough on the Barnegat Peninsula between the Atlantic Ocean and Barnegat Bay, bordered on both ends by Toms River Township's beach sections, Ortley Beach to the south and the Dover Beaches to the north. It was laid out in 1878 as Lavallette City by the Sea and became a borough in 1887. Route 35 runs the length of town. About 1,800 people lived there in 2020, but housing units far outnumber year-round households.
The borough says all of Lavallette lies in a special flood hazard area, exposed to the ocean and Barnegat Bay. If repairs or improvements cost 50 percent or more of a house's market value, it must be elevated to current standards. That can stall a sale. We buy homes that haven't been raised or fully repaired.
Superstorm Sandy in October 2012 caused catastrophic damage to Lavallette's homes, businesses, roads, and boardwalk. Some houses still carry the effects, from unfinished repairs to questions about elevation certificates. Lavallette's flood-insurance discount under FEMA's Community Rating System helps, but buyers still face high premiums. We pay cash without lender flood requirements.
The 1878 plan set uniform 50-by-100-foot lots and wide streets, and later rules allowed only one dwelling per lot and kept commercial building off the oceanfront and bayfront. Those rules still shape what can be built on a lot. We buy Lavallette houses in their current condition, including seasonal homes with furnishings.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
