Lambertville, Hunterdon County
Lambertville is a small city on the Delaware River directly across from New Hope, Pennsylvania, linked by the toll-free New Hope–Lambertville Bridge. On the New Jersey side it borders Delaware and West Amwell townships. The Delaware and Raritan Canal runs through the western half of the city, parallel to the river. Nearly the entire city is in the Lambertville Historic District, known for Victorian and Federal-style brick row houses, and the 2020 census counted about 2,270 housing units.
The city lists major Delaware floods in 1903, 1936, and the record 1955 flood, followed by floods in September 2004, April 2005, and June 2006. Any work in the 100-year floodplain needs a city permit, and repairs over half a building's value trigger current flood standards. We buy flood-affected houses as-is.
During Ida in 2021, runoff from the hills flooded neighborhoods; Swan Creek has taken the most damage in recent floods, and two homes on Curley Lane were destroyed. Some owners outside mapped flood zones had no flood coverage. If your house took on water, we buy it with or without finished repairs.
Nearly all of Lambertville was listed as a historic district in 1983, and much of its 18th- and 19th-century building stock remains, including brick row houses and brownstones. If an inspection on your older house turned up problems, we buy it without asking for repairs or credits.

Questions from Lambertville sellers
Yes. We buy houses in the city's flood-prone areas, including near Swan, Ely, and Alexauken creeks and Lambert Lane, as-is and for cash.
A buyer using a federally backed mortgage on a floodplain house must carry flood insurance. We pay cash, so the sale does not depend on anyone getting a policy.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Hunterdon County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
