Lafayette, Sussex County
Lafayette Township is a rural township of about 2,400 residents in Sussex County, bordering Andover Township, Frankford, Hampton, Hardyston, Sparta, and Wantage. Route 15 and Route 94 cross the township, and the Paulins Kill runs past the old mill village at its center. Lafayette was formed in 1845 from parts of Frankford and Newton townships and was the first U.S. township named for the Marquis de Lafayette. Sections include Harmonyvale, Warbasse, and Branchville Junction.
The 31.5-acre Lafayette Village Historic District along Route 15, Morris Farm Road, and Meadows Road was listed on the National Register in 2013 with 42 contributing buildings, including the old mill complex. Older homes in and around the district can need work that a buyer's lender won't overlook. We buy them in current condition.
Lafayette has long been farm country; the Albeck family Christmas tree farm operated on about 200 acres here. Rural parcels with barns, fields, or old outbuildings are hard for many conventional buyers to finance. We look at acreage and farm properties as-is and make cash offers on them.
The Paulins Kill flows through Lafayette, crossed by a stone arch bridge and by Morris Farm Road near the site of the 1836 Lafayette Foundry. Homes close to the river may sit in mapped flood areas, which can add insurance costs for a financed buyer. Our purchase doesn't hinge on a flood policy.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
