Knowlton, Warren County
Knowlton Township lies along the Delaware River in northwestern Warren County, bordered by Blairstown, Hardwick, Hope, and White townships, with Pennsylvania across the river. Interstate 80 runs about seven miles through it, Route 94 crosses the north, and U.S. 46 crosses the south. The Portland–Columbia Toll Bridge, opened in 1953, carries Route 94 to Pennsylvania, beside an older pedestrian bridge. About 2,900 people lived there in 2020, in Columbia, Delaware, Hainesburg, and hamlets such as Polkville, Ramseyburg, Browning, and Warrington.
Columbia, at the Portland–Columbia crossing, and the village of Delaware are two of Knowlton's census-designated places, with their own ZIP codes, 07832 and 07833. Homes close to the Delaware can raise flood-zone and insurance questions for buyers using a mortgage. We pay cash, so a lender's flood requirements do not hold up our purchase.
Knowlton's hamlets grew around several railroads after 1850, including the Lackawanna and the New York, Susquehanna and Western, all later abandoned. Houses in hamlets that grew in that period can be old enough to need major updating to wiring, heating, and plumbing. We buy older Knowlton homes as-is, with no repairs required before closing.
The township's name is often traced to its limestone knolls, or to Col. Thomas Knowlton; it was created in 1763 and incorporated in 1798. Rural lots on that hilly ground can bring well, septic, and grading questions into a sale that slow a mortgage buyer. We buy rural houses and land together for cash and take on those issues ourselves.

Questions from Knowlton sellers
No. A small part of Knowlton uses the Blairstown 07825 ZIP code. We confirm the municipality from tax records and price the house on its own merits.
Yes. We buy houses near highways and river crossings as-is for cash; road noise is one factor in our offer, not a reason to pass.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Warren County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
