Independence, Warren County
Independence Township is in central Warren County, bordered by Allamuchy, Frelinghuysen, Hackettstown, Liberty, and Mansfield. About 5,500 people lived there in 2020, and its villages include Great Meadows, Vienna, and Petersburgh. U.S. 46 crosses the south side and County Route 517 runs through the east, while Interstate 80 passes just beyond the township line, reached at exits in Allamuchy and Hope. The Pequest River drains the township and the Great Meadows, a former wetland that was drained and turned to vegetable farming. The township covers about 20 square miles.
The Great Meadows, low ground drained by the Pequest River, was dried out after many attempts and turned to commercial vegetable farming. Homes on or near low, wet ground can raise flood-zone, drainage, and basement-water questions with buyers and lenders. We buy Independence properties as-is, including farmland and houses near the Pequest, for cash.
Great Meadows Railroad Station, on the abandoned Lehigh and Hudson line, is the only 19th-century station in New Jersey preserved with all its structures and is on the state and national historic registers. If you own an older home in Great Meadows or Vienna, the updates retail buyers expect can add up. We buy those homes in their current condition.
Independence was created in 1782 from Hardwick Township and later gave up land to form Hackettstown in 1853 and Allamuchy in 1873. About 2,300 housing units stood in the township in 2010. When an older family property here passes to heirs, we can buy it with the contents inside and close once the estate is ready to sell.

Questions from Independence sellers
Great Meadows (07838) is the ZIP code for Independence, and Liberty Township also has a locality called Great Meadows, so we check the tax records to confirm the municipality before making an offer.
Yes. We buy houses with water and drainage problems as-is and factor the fix into our cash offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
