Hope, Warren County
Hope Township sits in the Kittatinny Valley of central Warren County, bordered by Blairstown, Frelinghuysen, Knowlton, Liberty, and White townships. Interstate 80 runs through it for about three and a half miles, with Exit 12 at County Route 521, and County Route 519 also crosses the township. About 1,800 people lived there in 2020, in the village of Hope, Mount Hermon, Silver Lake, and places like Locust Lake, Feebletown, and Swayzes Mill, with Jenny Jump Mountain to the south. The Land of Make Believe amusement park opened here in 1954.
Hope began as a planned Moravian community in 1769 and took its name in 1775. The Moravian gristmill is now the Inn at Millrace Pond, and the village was marked as a historic site in the 1970s. Houses in a village this old can need careful, costly work that retail buyers want done before closing. We buy Hope homes as-is so sellers can skip it.
Hope ranks 21st of Warren County's 22 municipalities by population and had about 809 housing units in 2010. With that few homes, sales are infrequent and comparable prices can be thin, which makes appraisals harder for mortgage buyers. Our cash offers do not depend on an appraisal, so a short list of comparable sales does not hold up closing.
Silver Lake, with about 370 residents in 2020, is Hope's largest census-designated community, larger than Hope village itself; Mount Hermon is another. Homes in these areas range from updated to long overdue for work. We buy them for cash whether the house is move-in ready or needs a full renovation, and we can close on the date you pick.

Questions from Hope sellers
It can take longer with a retail buyer if the house needs work or the lender has questions. We buy older village homes as-is for cash, which removes those hurdles.
Yes. We can handle most of the process remotely, coordinate with the executor and title company, and take care of the clean-out.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Warren County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
