Haworth, Bergen County
Haworth is a small Northern Valley borough bordered by Emerson, Closter, Demarest, Dumont, and Oradell. About 17 percent of its 2.3 square miles is water, mostly the Oradell Reservoir, which reaches into the borough. Sunset Avenue and Schraalenburgh Road are the main roads. Haworth was formed in 1904 from parts of Dumont and Harrington Township and named for a village in England. It has about 1,150 homes and two private golf clubs, White Beeches and Haworth Country Club.
The Oradell Reservoir, completed in 1923 and managed by a private water utility, extends into Haworth, and the Haworth Country Club acquired its land from the local water company in 1997. Homes near watershed property and open water can raise survey, boundary, and setback questions for buyers. We review the title and survey ourselves and buy the property as it stands.
Haworth has only about 1,150 housing units and roughly 3,300 residents, so few houses come up for sale in a given year. When a house needs major work or holds decades of belongings, it can be hard to match with the right retail buyer. We make a cash offer and close without showings, staging, or a clean-out.
Haworth has no train station. Commuters use NJ Transit buses 167 and 177 to the Port Authority Bus Terminal and route 186 to the George Washington Bridge terminal, or drive to the Pascack Valley Line station in neighboring Oradell. Our offer does not depend on a buyer's commute, a mortgage approval, or an appraisal.

Questions from Haworth sellers
It can lead to survey and boundary questions from some buyers and their lenders. We handle title review as part of our purchase and buy the house as-is, so those questions don't stall the sale.
Yes. We buy houses with their contents, so the family does not need to empty the house or hire a clean-out crew before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
