Harvey Cedars, Ocean County
Harvey Cedars is a narrow borough on Long Beach Island between the Atlantic Ocean and Barnegat Bay, bordered by Long Beach Township, with Barnegat and Stafford across the bay. It split from Union Township, now Barnegat, in 1894, and its post office was called High Point until the 1930s. About 390 people live there year-round, but most houses are seasonal and the summer population reaches about 12,000. Long Beach Boulevard is the main road.
Most housing in Harvey Cedars is seasonal, used in summer by owners who live elsewhere. Bay and oceanfront houses often list at $2 million or more, but older cottages and inherited homes that need work don't always fit that market. We buy seasonal and inherited houses as-is, so you don't have to manage repairs from out of town.
After a 1992 winter storm damaged 80 oceanfront homes, the state funded beach replenishment. Harvey Cedars later used eminent domain to take dune easements, and in 2013 the NJ Supreme Court ruled in Borough of Harvey Cedars v. Karan on how those takings are valued. Oceanfront lots may carry these easements. We buy with them in place.
More than half of the borough's area is water, and the island is only a few blocks wide. Homes here face flood-zone, elevation, and insurance requirements that can slow or stop a financed sale. We pay cash, so a buyer's flood-insurance quote or lender appraisal doesn't decide whether your sale closes.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
