Harmony, Warren County
Harmony Township is a rural township of about 2,500 residents (2020) in western Warren County, bordered by Franklin, Lopatcong, and White townships and counted in the Lehigh Valley metropolitan area. County Route 519 is its only major road, linking U.S. 22 to the south with U.S. 46 to the north, and Interstate 78 is reached in neighboring Greenwich and Franklin. Its places include Brainards, Harmony village, Hutchinson, Harmony Station, Lower Harmony, Montana, and Roxburg, spread across about 24 square miles.
Harmony is home to Merrill Creek Reservoir, a 650-acre reservoir completed in 1988 and owned by a group of electric utilities to replace Delaware River water lost while cooling power plants. About 2,000 acres around it are open space. Properties near the reservoir and its preserved land are rural, and we buy them as-is, house and land together.
Harmony had about 1,100 housing units in 2010, under 50 per square mile, and its population has slipped since 2000. In a small rural market, an older house that needs work can draw few buyers and sit for months. We make a direct cash offer and close on your timeline, so you are not waiting for the right buyer to appear.
Harmony was formed in 1839 from parts of Greenwich and Oxford townships and is named for early settler Harmon Shipman; Phillipsburg Township was split off from it in 1851. When an old family homestead here passes to heirs, we can buy it with belongings still inside and work with the executor while the estate is being settled.

Questions from Harmony sellers
No. Harmony uses the 08865 Phillipsburg ZIP code, but the property is taxed and recorded in Harmony Township, and we research it that way.
Yes. We buy properties where the house is beyond saving and price the offer on the land and its potential.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
