Harding, Morris County
Harding Township is a rural township of about 3,900 residents in southern Morris County, bordered by Mendham Township, Madison, Chatham Township, Morris Township, and Long Hill, with Bernardsville and Bernards Township in Somerset County. Its center is the village of New Vernon, and it includes part of Green Village and the Mount Kemble Lake community. Part of the Great Swamp lies in the township. Route 202 provides local access; I-287 crosses without an exit.
Many large country estates in Harding have changed little over generations, and some are on the National Register of Historic Places. Big older houses with outbuildings can be expensive to update and hard to price. We buy estate properties as-is, including ones that need a full clean-out after a death in the family.
In 1928, estate owners placed restrictive covenants on more than 1,000 acres around New Vernon to keep the area rural, an agreement that later shaped the township's zoning. Old deed restrictions can surprise buyers late in a sale. We review title and covenants up front and buy for cash.
The Great Swamp is the remnant of glacial Lake Passaic's bottom, and part of it lies in Harding. Properties near wetlands can face setbacks and drainage questions that slow a buyer's lender and inspector. We buy homes near the swamp as they are.

Questions from Harding sellers
Yes. We buy Harding homes as-is for cash, including large older houses and estates that need repairs or a clean-out.
Some properties carry covenants dating back to the 1928 New Vernon agreement. We review the title, including any restrictions, before we make a firm offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
