Hainesport, Burlington County
Hainesport Township lies along the Rancocas Creek between Mount Holly, Westampton, Lumberton, and Mount Laurel. It began as Haines' Port, a landing Barclay Haines set up in 1848, and became its own township in 1924, carved from Lumberton. About 6,000 people live on just under seven square miles. Route 38 runs through the center, and part of Rancocas State Park lies within the township. Named sections and developments include Clermont, Creekview, Hainesport Chase, Mason's Woods, Rancocas Heights, Sage Run, and Union Mills.
Hainesport's housing grew from about 1,550 units in 2000 to about 2,300 in 2010, so many homes are in newer subdivisions such as Creekview, The Glen at Mason's Creek, and Sage Run. Some come with association rules and resale paperwork. We buy newer and older Hainesport homes alike and handle the paperwork at closing.
The township sits on the banks of the Rancocas Creek, with Rancocas State Park trails and canoe access inside its borders. Houses close to the creek can raise flood-zone and insurance questions for a buyer's lender. We buy for cash, so lender flood requirements do not hold up our closing.
Route 38 runs through the middle of Hainesport, with I-295 and the Turnpike reachable in nearby Westampton and Mount Laurel. Homes along busy roads can draw fewer retail buyers. We make an offer on the property as it sits, traffic and all.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
