Haddonfield, Camden County
Haddonfield is a borough of about 12,600 people bordered by Audubon, Barrington, Haddon Township, Haddon Heights, Lawnside, and Tavistock, with the Cooper River separating it from Cherry Hill. A PATCO station links it to Philadelphia and Lindenwold. Named for early settler Elizabeth Haddon and incorporated in 1875, the borough is known for its historic homes, the 1750 Indian King Tavern, and the 1858 discovery of Hadrosaurus foulkii. It has been a dry town since 1873.
In 1971 Haddonfield became the second New Jersey town, after Cape May, to create a historic preservation district. Inside it, roofing, siding, or any change to a building's exterior requires a Certificate of Appropriateness, with Historic Preservation Commission review before Planning Board approval. Repairs take longer and cost more. We buy district homes as-is.
The New Jersey Legislature met at the Indian King Tavern in 1777 and declared New Jersey an independent state. Houses in a town this old range across centuries, and the oldest often hide structural, plumbing, and electrical issues behind period details. We buy older Haddonfield homes without asking you to open walls or make repairs.
Haddonfield's commission does not regulate paint color, decorations such as window boxes and flags, or landscaping, but it does review siding, roofing, and other exterior changes. Sellers often hold off on visible repairs because of the approval process. We take the house in its current state and handle any later work ourselves.

Questions from Haddonfield sellers
Only if you do the work. Re-roofing in the district requires a Certificate of Appropriateness, but we buy as-is, so you can sell without replacing the roof or applying for approval.
The borough's land development chapter lists district properties by address and a district map is posted online; the zoning office can confirm. We buy homes inside and outside the district.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
