Hackettstown, Warren County
Hackettstown is a town of about 10,200 residents (2020) in a valley along the Musconetcong River at the northeastern edge of Warren County. It borders Allamuchy, Independence, and Mansfield in Warren County and Mount Olive and Washington Township in Morris County. U.S. 46, Route 57, and Route 182 run through town, Interstate 80 passes to the north, and the Hackettstown station is the western end of NJ Transit's Morristown and Montclair-Boonton lines. The town fits nearly 4,000 housing units into under four square miles, making it Warren County's second most populous municipality.
Hackettstown's NJ Transit station is the western terminus of the Morristown and Montclair-Boonton lines, with service to Hoboken and Midtown Direct connections to Penn Station. Rail access draws commuter buyers, but most of them finance their purchase and expect a house that passes inspection. We buy Hackettstown homes that need work, without repairs, showings, or a mortgage contingency.
The town is home to Mars Wrigley's U.S. headquarters, Hackettstown Medical Center, and Centenary University, the only four-year school in Warren County. Landlords who own rentals near these institutions sometimes want to sell without ending a lease. We can buy a house with tenants in place and work with the existing leases.
Hackettstown grew along the Musconetcong River and was incorporated in 1853 from part of Independence Township, named for early landowner Samuel Hackett. Homes near the river can raise flood-zone and insurance questions for buyers using a mortgage. Our cash offers do not depend on a lender's flood requirements, and we buy the house in its current condition.

Questions from Hackettstown sellers
Yes. We buy houses with water problems as-is and factor the repair into our offer, so you do not need to waterproof or remediate first.
We look at single-family houses, townhouses, condos, and small multi-family buildings, occupied or vacant.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
