Glen Ridge, Essex County
Glen Ridge is a borough of about 1.3 square miles on the east slope of the First Watchung Mountain, bordered by Bloomfield, Montclair, East Orange, and a short stretch of Orange. It split from Bloomfield in 1895 and now has about 7,800 residents. NJ Transit stops at Glen Ridge and Benson Street on the Montclair-Boonton Line, and buses run to Newark along Bloomfield Avenue. Most homes are detached single-family houses, and most of them were built before 1939.
The Glen Ridge Historic District covers more than 90 percent of the borough. Its Historic Preservation Commission reviews street-visible exterior work that needs a permit, and vinyl windows and siding are generally not approved. A buyer planning renovations has to work within those rules. We buy the house as it is, so you do not need commission approval for work you never start.
About 73 percent of Glen Ridge houses were built before 1939, in styles from Carpenter Gothic and Queen Anne to Shingle and Prairie, including work by Frank Lloyd Wright and Stanford White. Houses that old often have original plumbing, wiring, and slate roofs nearing the end of their life. We buy older homes without repair requests or inspection contingencies.
Glen Ridge still lights its streets with gas lamps, many salvaged from New York City around World War II. Utility poles are not allowed on gas-lamp streets, so electric lines run behind the houses. It is one more detail buyers and contractors have to learn in an old borough. Our offer does not depend on any of it being changed.

Questions from Glen Ridge sellers
No. The commission reviews exterior changes, not sales. We buy the house as-is, and any future work would be our responsibility.
We factor condition into our price, but you will not have to replace anything before closing, and there are no repair credits negotiated afterward.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
